What we look at before the bidding starts.
A reserve price only tells you the least the authority will accept. It says nothing about what the plot is actually worth, and nothing at all about who else has their eye on it. Those are the two questions that decide how your day goes, and both of them can be answered from public records if somebody is willing to sit down and do it.
What it is worth
Circle rate is one number. What plots in that sector have actually changed hands for is another, and it is usually the more honest of the two. The gap between them is where most of the opportunity sits.
Who else is coming
How many bidders turned up for the last round of the same scheme, how far above reserve it finally closed, and which plot sizes people keep fighting over. Patterns repeat more than you would expect.
What the area becomes
Sanctioned land use, road and expressway alignments, notified corridors. We pay attention to infrastructure that is funded and under way, and rather less to infrastructure that has only been announced.
What it really costs
The bid is rarely the whole bill. Lease premium, stamp duty, registration, development and maintenance charges, and the construction deadline written into the allotment all belong in the number before you commit.

Most of the people who call us have already lost a plot. They tell us roughly the same story every time. They liked a plot, they went in, the bidding moved faster than they expected, and somewhere past their own limit they either stopped and lost it or kept going and paid more than they meant to.
Neither of those is a failure of nerve. It is what happens when you walk into a room without a number in your head. The bidding fills the gap where your homework should have been.
So that is the job, really. We read the notices, we pull the rates, we look at who turned up last time, and we hand you a figure and the reasoning behind it. What you do with it is yours. But you will not be guessing.

Re-offered inventory, single-bid retentions and awkwardly sized plots draw far less attention than they deserve. That is where a buyer with information does well.

Can you guarantee I will get the plot at reserve price?
No, and you should not trust anyone who says otherwise. An open auction is decided by whoever else turns up. What we can do is tell you which plots are unlikely to draw a crowd, what each one is genuinely worth, and where to stop. Plots that attract few bidders frequently do clear at or close to reserve, but that is an observation about how these auctions behave, not a promise about yours.
Are you connected to UPSIDA, UPAVP or any other authority?
No. We have no association with any development authority and no access to any information that is not published publicly. Everything we use comes from official portals, notices, master plans and registry data. Anyone offering you inside influence over an auction is either lying or proposing something you should walk away from.
What does it cost to work with you?
The first conversation, the current scheme list and our view on what is worth looking at cost nothing. If you decide to bid, our engagement terms are agreed in writing before any money moves. No success fee is ever taken out of your bid amount.
I have never bid in a plot auction. Is it complicated?
Procedurally, yes. You need portal registration, a class-3 digital signature, a specific document set, and EMD transferred through the right channel before a hard deadline. Most first-time bidders lose on process rather than price. We run that side of it so the only decision left to you is what to pay.
What happens if I win?
The authority issues an allotment letter with a payment schedule, usually a lump sum or instalments over a defined period, followed by lease deed execution and possession. Most allotments carry a construction obligation with a time limit. We take you through all of it, and we read those conditions before you bid rather than after.
